120 - Green Leases and the Evolution of Market Inducements in Commercial Real Estate

With a few exceptions, Canada’s green real estate has been lead by the government and institutional sector. There have been some residential developments following LEED design however they are in the minority. Under BOMA’s leadership we have been asked to prepare a green lease instrument that government may take private landlords. 129 - Acoustics in Sustainable Design

One of the most important factors in sustainable buildings is to provide an environment in which people can perform at their optimum level. Whereas, low absorptive materials with a lot of hard surfaces, chilled slabs and radiant heating system in sustainable buildings caused acoustics become a problem. Based on the CBE study in 2005, Over 60 percent of occupants in cubicles think acoustics interfere with their ability to get their job done. Acoustical problems in working environments caused employees distraction, stress, and interference with normal work routine. By following some design guidelines we can create ideal acoustic environment. These guidelines are not independent so we need to consider them at all stages including architectural, mechanical and electrical planning. In this presentation basic noise concepts as well as some general noise issues in buildings will be reviewed. Since correcting noise problems after construction costs much more than addressing the potential problems at the design stage, some tips for architectural, mechanical and electrical design will be presented. Design guidance to control the acoustical problems after design will be presented.

116 - Procurement Fundamentals and Solutions 2008 — One Size Fits All?

This session will cover three critical aspects of procurement law: fundamental legal principles, compliance issues and management of risk. The session will commence with a discussion of the fundamental legal principles underlying Canadian procurement models — RFP, EOI, Prequalification, Tender Call — and typical variations and distortions. Compliance issues will then be expansively canvassed — How can you tell if submissions in a procurement process are correct and capable of acceptance? What to do about errors — patent, latent, material or minor? Can the error be remedied? When? How? By whom? Finally, the panel will consider how participants in the procurement process can manage their risk from the various perspectives of owners, contractors and consultants. What can you do to ensure minimal need for legal advice during a given procurement process? When to bring in the lawyers? How to work with lawyers in the mix to get the results you want. Knowing when to ask for outside help when dealing with complex procurement questions is often the difference between successfully landing/awarding a contract and entering the uncertain world of dispute resolution with a “problem” file. 206 - Roof System Detailing & Defects

Gain valuable insight into roof system design, specifications and professional standards to be aware of during both the design and build phases of a project. The discussion, led by Design Roofing Service Manager Lauri Tuomisto (previously of Levelton Engineering as an RCABC accepted inspector), covers roof systems ranging from shingle, BUR and metal clad applications, to single ply, hot weld membranes (TPO, PVC, APP), EPDM rubber, and SBS 2-ply torch-on membrane. For each system we outline design considerations and situations where one system may outperform another. Manufactures and product specifications are discussed along with professional installation techniques consultants, specification writers and contractors should be aware of. 213 - Why Go Green Now?

After promoting environmental, then green and now sustainable design practices for over thirty years, from designing the second ever Greenpeace poster in the 1970’s, (the round anti-sealing image seen on many T-shirts), to starting Greenbuilt Environmental in the 80’s and then seeing the slow emergence over the last two decades of sustainable design practices, designer and architectural historian, JC Scott brings up the question, ‘Why Go Green Now? ’ and offers insights into the possible answers.
